Why a Home Inspection

Why_a_Home_InspectionLet me start by saying that throughout my years helping Greater Greenville area home buyers purchase their favorite homes, and I am yet to see one that is perfect. This statement is also true even for the new construction homes that some of my clients have purchased over the years. You see, a home may look perfect to you, the seller may even tell you that it is perfect, but unless you get an unbiased inspection by a professional home inspector, you may end up costing yourself a lot of money and heartache in the long run.

Unlike a CL-100 termite inspection report that may be required by your lender, a home inspection is not required. Some home buyers may be tempted to skip this inspection to save the cost, but be careful not to make this mistake. How else are you going to find the hidden defects with the house, or the issues with the systems in the house? You may be tempted to do it yourself, unless you are a licensed builder, you should not try to do your own home inspection. As a Realtor in Greenville South Carolina, I always recommend that my buyer clients hire a professional to inspect the home they are interested in prior to completing the transaction. A home inspection gives the buyer peace of mind, and provides the home buyer with a detailed view of the home so that they can make the best financial decision.

In a Greenville SC real estate transaction, there is an inspection period, and most contracts give the buyer the right to terminate the contract if the inspections reveal hidden defects that the buyer is uncomfortable with. This is why motivated sellers should consider having a home inspection done prior to listing their home for sale. This way you can uncover and make all repairs ahead of time and not risk loosing the buyer because of the findings on the home inspection report. Home buyers should also remember that most defects can be easily repaired. Unless you are buying the home as-is,  home sellers are usually fine with making repairs on the major issues that are revealed by the inspection.

What is Inspected during a Home Inspection?

  • Exterior
  • Roof
  • Plumbing
  • Kitchen Appliances
  • Electrical
  • HVAC Systems
  • Foundation/Framing/Structure
  • Windows
  • Cosmetic condition, and more.

Along with checking the condition of the property, most Greenville SC home inspectors can also check for the radon levels in your home. Radon is the second leading cause of cancer, and there is an additional cost for this test. Since Greenville County has the highest level of radon in South Carolina, you may want to consider checking for this as well.
